A history of influence and innovation
Founded in 1980 in Quebec City, CORPIQ was born out of a clear desire: to offer credible representation to landlords. Since then, it has established itself as a leader in Quebec's rental sector, through both its political action and its innovations.
A movement is born
CORPIQ is officially founded in Quebec City. At its first general meeting, more than 500 landlords were mobilized to make their voice heard. Under the leadership of Michel Riverin, the organization lays the foundations of its mission and quickly launches its first advocacy actions, growing its membership in the years that follow.
First positions and creation of the lease with annex
CORPIQ already counts more than 1,000 members and structures its first mobilization efforts. It steps up its representations to public authorities, meets the Minister of Housing, sets up a tenant database, and actively challenges Bill 107, asserting its role as the voice of the sector. In parallel, the association begins development of its first lease with annex, which would be launched a few years later and is still being used today.
Launch of the credit check and strong membership growth
CORPIQ launches its credit check service, offered at low cost to give landlords concrete tools. Carried by rapid growth, the organization goes from 2,000 members in 1985 to 10,000 members seven years later, confirming its central role in the rental sector.
Modernizing the organization
CORPIQ goes online with the launch of corpiq.com, marking an important turning point in its development. The association gradually expands its services, multiplies its representations across the province, and establishes itself as a key player in the sector. Three years later, it modernizes its brand and signs a major strategic partnership with RONA, marking a new stage in its recognition and reach.
Legal victory and renewed leadership
A major court decision confirms a landlodr's right to prohibit smoking in a dwelling, marking an important advance for the sector. In the wake of this, a year later, the organization begins a new structuring phase with the arrival of Benoît Ste-Marie as Chief Executive Officer. He brings a renewed strategic vision that strengthens the association's development and consolidates its role as an influential actor in Quebec.
Reaching 20,000 members and launching ProprioEnquête®
Having reached more than 20,000 members, CORPIQ innovates with the launch of ProprioEnquête®, which transforms tenant verification and marks the beginning of a new phase of innovation, driven by the development of several tools and services in the following years.
Creation of the IMMO conference
CORPIQ launches IMMO, the first major annual event dedicated to the rental sector in Montreal. The event quickly becomes a key gathering for exchange, training, and networking, reinforcing the organization's role as a meeting point for the sector.
New product launches and structuring merger
CORPIQ diversifies its offering with the launch of Kangalou®, a rental platform praised by the sector, and Pronotif®, a service for electronic legal notifications. Two years later, the organization moves closer to APAGM and Locateurs Avertis, leading rapidly to a structuring merger and strong membership growth, surpassing 25,000 members.
Mercuriades recognition
CORPIQ receives a Mercuriades award in the Technological Development category, recognizing its commitment to innovation and modernization of the sector. This distinction acknowledges the efforts made over the years to develop tools and services suited to the realities of landlords.
Creation of the defence fund and strong media presence
CORPIQ steps up its action with the creation of a landlord support and defence fund. After several years of efforts, it secures an important advance with the legal recognition of the security deposit. In the wake of this, it sharply increases its media presence: more than 300 media interviews in a single year.
Launch of the electronic lease and strategic acquisitions
CORPIQ begins a new phase of transformation with the launch of the electronic lease. It continues on this path a year later, with the acquisition of Magex Technologies and the Proprio Expert platform, consolidating its digital shift and broadening its services.
New Chief Executive Officer
CORPIQ opens a new chapter with the arrival of Nathalie Mercier at the head of the association. From the beginning of her mandate, the organization actively mobilizes against a bill aimed at increasing the tax on capital gains. A petition gathering more than 50,000 signatures is launched, accompanied by numerous representations at the provincial and federal levels.
Nathalie Mercier
Nathalie Mercier is an intrapreneurial executive with nearly 20 years of experience leading multidisciplinary teams and business units within service organizations, in both the private and association sectors. She holds a bachelor's degree in economics and an MBA, and stands out for her expertise in product and service development, change management, and team mobilization. She has held leadership positions at the Institute for International Research (IIR), the Board of Trade of Metropolitan Montreal, Raymond Chabot Grant Thornton, National Bank, and APCHQ.
She has also worked in the federal public service and began her career as a political aide in Ottawa. As Chief Executive Officer of CORPIQ, she brings her leadership and strategic vision to the service of the organization and its members, to strengthen the association's relevance and impact and to foster the adoption of responsible business practices, contributing to the development of a sustainable rental stock.
Nathalie Demeules
Nathalie Demeules has more than 30 years of experience at CORPIQ. She joined the organization in 1993 as a receptionist, a position she held for four years. She then continued her career as a property management advisor. Over nearly three decades, she has developed solid expertise in residential property management, strategic support, and advisory services.
In her role, she supports members in a wide range of often complex situations, offering concrete solutions adapted to the regulatory framework and the realities of the market.
Since February 2021, Nathalie Demeules has been Director, Member Services. She leads all member-experience activities and ensures the services offered meet the evolving needs of landlords. She oversees the administration team, the contact centre team, the debt recovery agents, the St-Jérôme office, monitors performance indicators, and actively participates in the development and implementation of departmental strategy.

Jean-Baptiste Berthier
Jean-Baptiste has more than 15 years of experience in strategic communications, branding, and art direction. His career has taken him through agencies as well as institutional organizations, where he has supported companies and associations on positioning, reputation, and visibility. A branding specialist, he has led several visual identity overhauls, strategic repositioning projects, and brand platform rollouts.
His expertise spans communications strategy, graphic design for digital and print environments, and the alignment between identity, messaging, and brand experience. He holds a master's degree in communications from UQAM and a Bachelor of Arts (B.A.) in Modern Studies from the University of Akureyri. He develops an approach where brand is a structuring lever serving clarity, coherence, and organizational performance.
Chantal Lagacé
An experienced marketing leader, Chantal brings more than 20 years of expertise in strategy, brand development, and organizational growth. She holds an MBA and stands out for her strategic vision, analytical rigour, and business acumen.
Throughout her career, she has contributed to the positioning and growth of organizations in a variety of contexts. She has led multidisciplinary teams, driven major projects, and deployed marketing strategies aligned with ambitious business objectives.
Recognized for her mobilizing leadership, she turns strategic direction into concrete action plans, placing customer experience, innovation, performance, and value creation at the heart of her approach.
David Lavallée
David, CPA, has more than 20 years of experience in strategic financial management as well as in financial and managerial accounting. Finance Director at CORPIQ since 2025, he guides financial operations and strategic files. Previously, he was a controller in the construction and agri-food industries, responsible for special projects such as implementing control and risk management systems for new activities. The bulk of his career has been in public accounting, where he worked for 17 years, leading audit and consulting teams for public and private companies across various sectors.
He holds a graduate diploma in public accounting and a Bachelor of Commerce from McGill University. He has shared his expertise by teaching at the Institut des Cadres and in McGill's CPA program. His approach is built on rigour and financial coherence, which he uses as a structuring lever to ensure clarity and compliance.
Sophie Sallaleh
Sophie has been a notary since May 2016 and began her career in traditional practice, where she gained solid experience until August 2017. Her growing interest in real estate led her to become a legal advisor for DuProprio for more than two years. In August 2019, she joined the CORPIQ family as a property management advisor. In a short time, she moved up the ranks, becoming Head of Training and Advisory Services in August 2023, then Director, Advisory Services and Training, later that same year. With remarkable skills in explaining complex topics and an unwavering commitment to client service, Sophie stands out for her ability to support and advise Quebec landlords in their disputes and questions, providing valuable, personalized help.
Catherine Massicotte
With more than 20 years of experience in business development, sales, and strategic partnerships, Catherine combines vision, leadership, and market mastery to drive concrete results. A seasoned investor and real estate professional for more than 15 years, she understands the inner workings of the market like few others and knows how to spot opportunities where value and strategy align. With a broad network and past experience in mobile technologies, she combines innovation, team management, and business relationships to maximize the impact of every project. Her ability to connect the right people at the right time makes her a recognized, strategic leader in real estate and business development.
Annie St-Onge
Annie holds a bachelor's degree in industrial relations and a master's degree in organizational development and management. She is also an accredited workplace mediator and a member of the Ordre des CRHA.
She has more than 30 years of experience in human resources and organizational development. Throughout her career, she has helped build and structure full HR departments within SMEs, supporting their growth, transformations, and management challenges.
Driven by people and relational dynamics, she supports leaders in their human and strategic challenges, fosters healthy and mobilizing work environments, and helps companies optimize their management practices. Her approach is both human, pragmatic, and oriented toward sustainable results.
Joël Chareyron
Joël Chareyron is a leader and entrepreneur in Quebec's real estate sector, recognized for his expertise in governance and property management. As Chair of the CORPIQ Board of Directors, he plays an active role in setting the organization's strategic direction and representing landlords at the provincial level. Since early 2026, he has been President of his own property management company, where he applies a structured and rigorous approach focused on innovation and the creation of lasting value for all stakeholders. Appreciated for his unifying leadership and strategic vision, he actively contributes to the evolution of the real estate sector in a context of major economic and regulatory transformations.
Jean-Francois Proulx
A carpenter by training, Jean-François Proulx built his first dwelling at the age of 19. This technical foundation has shaped his vision of the profession. As a general contractor and landlord, he specialized in recycling older buildings — his approach is to restore lasting value to what already exists. In 2013, he co-founded Gestipro with two associates. What began as a small operation managing 150 dwellings has grown, thanks to the consistent work of his team, into a management company overseeing more than 6,000 units in the Greater Quebec City region. Today, he continues to draw on his craftsman roots in his work as a manager, to ensure the longevity of the rental stock while staying close to his tenant clients' needs.
Benoît Allaire
Benoit Allaire is Vice-President at First National Financial, a position he holds after working for 15 years at CMHC, where he developed solid expertise in risk analysis, financing, and business development. Over the past 12 years, he has specialized in financing multi-residential buildings. His thorough knowledge of CMHC criteria and processes allows him to quickly assess the viability of a project and support borrowers in structuring financing solutions adapted to their objectives. A rental property owner himself, he also has hands-on experience that lets him fully grasp the realities of the sector. He has been a member of the CORPIQ Board of Directors since 2020 and has been its Treasurer since 2021.
Sanaa Benzakour
Sanaa Benzakour, co-founder and co-owner of PMML, is a leader in commercial real estate in Quebec. A driving force behind PMML's growth, she has built a versatile administrative team and put in place the systems and structures to support expansion while maintaining operational excellence — playing a key role in transforming the company into a market leader serving a sophisticated clientele with high expectations. With Patrice Ménard, she shares an ambitious vision: to create a growth platform where equity and talent development are central, to recruit the best leaders, and to build an ecosystem where everyone grows with the company, from Quebec to Canada and internationally. She sits on the boards of CORPIQ and Levic. At Crew M, she completed a presidential cycle (President-Elect 2024, President 2025, Past President 2026), in the service of an inclusive leadership where equity and performance are intrinsically linked.
Michel Carrier
After completing an MBA and a career in software sales, Michel gradually became involved in the family business in real estate before joining full-time in 2014. Founded more than 40 years ago, the company holds real estate assets in Quebec, Ontario, and the United States, primarily in the multi-residential sector. Michel brings recognized leadership, strategic vision, and strong operational rigour to support the next phase of growth and the construction of new assets. In 2022, he joined the CORPIQ Board of Directors to contribute to the organization's growth and to advance the cause of landlords.
Pierre Gagnon
Pierre Gagnon is a seasoned bilingual manager, recognized for his expertise in developing and managing real estate portfolios. He has solid experience in operations, finance, and building management, with a proven ability to optimize profitability and maximize asset value. Over his career, he has stood out for his strategic vision, business acumen, and ability to deliver complex projects. Results-oriented, he excels at negotiation and at developing lasting relationships that support organizational objectives. With strong change management skills, he mobilizes and develops high-performing teams by fostering engagement, health and safety, and continuous improvement.
Frédérik Hamel
Holding a bachelor's and a master's degree in business administration, with a specialization in organizational strategy and entrepreneurship, Frédéric Hamel first served as a regional director for a well-known telecommunications company in Quebec. It wasn't until 2018, when he built his first plex, that he became interested in real estate. In 2020, he fully entered the field by acquiring shares in Thrace Valeur Immobilière, a property management company in Trois-Rivieres. Since then, he has been Executive Vice-President there, overseeing the structuring of all human and real estate operations.
David Laliberté
David Laliberté is a Chartered Professional Accountant (CPA) by training. An entrepreneur in the manufacturing sector for more than 20 years, he also has more than 15 years of experience as a real estate investor and manager, in both residential and industrial sectors.
Jacques Leblanc
Jacques Leblanc has been a sales manager and businessman from the start. After holding various executive positions in the field, he operated a car dealership as a General Motors dealer in Trois-Rivieres. Recognized for his leadership, he served for several years as President of the Mauricie Automobile Dealers Corporation. He then became familiar with the real estate industry by becoming a broker, which led him to acquire several residential rental buildings in various Mauricie communities. He became a CORPIQ member as soon as he acquired his buildings and later joined the Board of Directors. Drawing on his experience as a manager and his leadership abilities, he contributes to the general development of services required by members and to the defence of their rights.
Simon Lessard
Simon Lessard is an entrepreneur and leader in Quebec's real estate sector with more than 25 years of experience in managing, developing, and operating residential assets. As President and CEO of MSI Gestion Immobilière, he has contributed to the growth and structuring of a portfolio of more than 4,000 dwellings in the Quebec City and Montreal regions, while actively taking part in the development of new residential projects aimed at creating sustainable, high-quality living environments.
His entrepreneurial path is marked by diversified experience across several sectors — including restaurants, bars, and events — where he has acted as an owner and manager. This trajectory has allowed him to develop solid expertise in operational management, customer experience, business development, and performance optimization.
Recognized for his strategic vision, hands-on approach, and mobilizing leadership, he helps promote professional, responsible, and innovative management of rental housing in Quebec.
